Rent is due on the first of each month. Invoices will be sent to your email monthly. Invoices are sent 1 week before rent is due.
Preferred Payment Method: Use the Venmo app from your phone- send a friend request to @jsquare-rental-properties. When sending your rent money, be sure to include your address and unit number in the comments. J Square Rentals is not responsible for errors such as payments sent to the wrong Venmo user.
Alternative Payment Methods: You can pay your rent online via your email invoice for free using a checking account. You will receive a receipt immediately upon payment. (1% fee)
Deposit your rent into your Landlord's checking account at Nicolet National Bank and write the property address in the memo.

If your maintenance emergency is of a nature that it can be addressed within 24 hours, text our regular office phone number with the word EMERGENCY in capital letters, followed by a short description of the problem. A member of our staff will reach out to you as soon as possible.
If you need immediate assistance call 920-973-2364. If you do not get an answer, call again immediately. Calling twice in a row will get you through the emergency phone’s do-not-disturb setting at night. Examples that would require immediate assistance: a burst pipe or major sewer backup, the heat has gone out during frigid weather, etc.
If your emergency is related to crime or fire, please call 911, then send a text to the regular phone number after first responders have the situation under control.
After signing your lease, you will receive a welcome letter in your email with information specific to your rental agreement. Here is a copy of the tenant to-do list:
Save a copy of your lease in a secure location. A copy of your lease will be attached to your welcome letter.
Pay your security deposit, an invoice will be sent to your email.
Set up your utility accounts. The service providers for your residence are listed in your welcome letter. Please refer to your lease agreement to determine which utilities you are responsible for.

Complete the Move-In Inspection Form within 7 days of your move-in date.

Tenants are held responsible for any damages to the property during their tenancy. Tenants have 7 days from their move-in date to notify J Square Rentals of any existing damage or disrepair to the premises. You can complete a Tenant Move-In Inspection form by clicking the button below.
